IBC 2009 (International Building Code for the year 2009)

Zoning

We will have to file a request for a zoning change with the Wells County Area Plan Commission Office to switch from residential to commercial usage.

ADA Requirements

Our ADA accommodations will adhere to chapter 11 of the IBC 2009, especially relating to the entrance ways and restroom facilities.

Entrance Ways

1103.1 Where required. Sites, buildings, structures, facilities, elements and spaces, temporary or permanent, shall beaccessible to persons with physical disabilities. 

Our primary entrance is fully accessible as there are no stairs and the entryway is wide with no steep slopes.  

1105.1 Public entrances.

Exceptions:

1. An accessible entrance is not required to areas not required to be accessible.

This regulation applies to our judge's loft area as there is no need to make it accessible.

Restroom Facilities

Restrooms need to be accessible to those with disabilities.  This can be done through the use of specially equipped stalls and railings.

Occupancy Classification and Description

Our structure is classified as Assembly Group A.  More specifically section A3.

A3 is defined as "worship, recreation and amusement uses. It is also the catch-all for other uses not specifically called out. The uses include galleries, religious worship spaces, courtrooms, sports spaces without seating, lecture halls, libraries, museums, pool halls, bowling alleys, transportation waiting areas and funeral parlors."

Type of Construction 

Similar to how many local barns are constructed, we will be it out of steel, concrete, and sand.  The steel will be used for the structure and walls, concrete for the foundation, and___

Maximum Building Size 

Based on the building classification and constraints, our building will be 30 feet tall with one story.

Occupancy Load 

We estimate that our structure's capacity will be about 250 people.  This is based upon prior experience at similar venues of comparable size.

Parking Requirements

We calculated the required amount of parking by dividing the square footage of our building by 300.

17,600 ft² / 300 = about 59 parking spaces minimum

Table 1106.1 indicates that we will need at least 3 accessible parking spaces to meet ADA requirements.
